Fall Maintenance Checklist for Your Charleston Rental Property

Handsome Properties October 8, 2021

Maintenance tasks are a given when you own long-term rental property in Charleston. Now that the heat of summer is over, fall is the time to take care of exterior and landscaping details to keep your property in the best condition. That’s the mission of our property management services at Handsome Homes.

Our property management services for day-to-day management of your residential real estate investment include:

  • Marketing your rental property to minimize vacancies and maximize income
  • Filling vacancies with the best possible tenants
  • Maintaining and keep your rental property in good condition
  • Tracking income and expenses to determine profitability
  • Negotiating rental agreements
  • Collecting rent and tracking tenant deposits
  • Complying with federal, state and local laws
  • Responding to tenant requests and deal with problem tenants

Fall is also a good time to check and replace the batteries in all smoke detectors, a task that should be done at least once year.

Another item on the list for fall maintenance is checking the batteries in your carbon monoxide detectors. They should be changed at least every six months.

Servicing the HVAC system includes replacing filters, cleaning the fins on outdoor condensing units, clearing vegetation around outdoor units, checking the drain pan and drainage system, and vacuuming the blower components.

A power washer can be an effective tool for cleaning gutters. Decks and patios can also benefit from a fall power washing.

Fall is the time to prune trees and shrubs and put down a fresh layer of mulch in all garden beds.

The fall months are also the optimum time to plant for spring blooms like azaleas, according to Clemson University’s Home and Garden Information Center. Finally, pest control is always something Charleston-area homeowners need to think about. Fall is a ideal time to inspect for termites, cockroaches, and other household pests.

Fortunately, you have two things in your favor when it comes to fall maintenance tasks. Number one, these items can be done whether your rental property is occupied or currently vacant. Number two, if you’re an absentee homeowner, our monthly property inspection services can help you schedule, monitor, and carry out maintenance tasks.
