What's Opening, Closing, and Coming Next Across West Ashley's Food Scene

There is a gold door at 15 Magnolia Road that has been closed for months. Behind it, the space that once held Voodoo Tiki Bar & Grill is being reworked into a cocktail bar that, according to West Of, is meant to give Avondale a nightlife option pitched a little higher than the strip's dive-bar baseline.

That door is a good place to start, because it explains what is actually happening across West Ashley right now. This is not a story about a few new restaurants. It is a story about which operators are taking the vacancies, and where. The tenant swaps of 2025 and 2026 are concentrated in three corridors, and in almost every case a casual or national concept is being replaced by a chef-led, owner-operated one. The reader who already lives here has probably noticed a construction wrap or a papered-over window on their commute. The pattern is worth naming.

Three corridors, one direction of travel

The map of recent turnover is tighter than it looks. Rather than sprawl across the West Ashley footprint, the churn is stacked on three specific stretches:

  • South Windermere Center on Windermere Boulevard
  • Ashley River Road between Sam Rittenberg Boulevard and the Ashley River bridges
  • Avondale, along Magnolia Road and the Savannah Highway triangle

Everything below sits on one of those three. If you drew a five-minute driving radius around each, you would cover the entire list.

South Windermere gets a steakhouse

The most consequential opening is in the shopping center most residents think of as a grocery run. The Lick opened at 10 Windermere Blvd in the space that YoBo Cantina Fresca vacated in February 2025. Owner Christopher Betros brought in executive chef Chris Johnson and built a menu that reads as a raw-bar-meets-steakhouse hybrid: oysters, baked crab cakes, USDA prime cuts, wagyu, a signature burger, and a Sunday brunch that runs steak and eggs alongside sticky buns.

The choice of location is the interesting part. Betros told the Post and Courier he wanted to open a higher-end room in a part of the Lowcountry that has historically leaned casual. That is a real read on the market. South Windermere has long been a convenience-oriented center. Slotting a white-tablecloth-adjacent concept between a Harris Teeter run and the bridge is a bet that West Ashley residents will spend downtown dinner money without driving downtown.

Hours run 4 to 10 p.m. Monday through Wednesday, 4 to 11 p.m. Thursday through Saturday, and a split brunch-and-dinner service on Sundays.

Ashley River Road is doing the heaviest lifting

If South Windermere is one high-profile swap, Ashley River Road is a rolling sequence of them.

At 1901 Ashley River Road, the former Crab Shack space, which ran for about 15 years before closing in December, is being taken over by Mazal, an Israeli restaurant from brothers Gal and Tal Alhadef. As the Post and Courier reported, the concept is homemade throughout: pita closer to naan, kebabs from meat ground in-house, shawarma cut from a turkey-and-lamb stack. It sits in a strip center between Christophe's Macaron et Chocolate and Ashley Cooper Real Estate, near the Sam Rittenberg intersection, and is targeting a July debut. Counter service, breakfast through dinner.

Further up the road at 1301 Ashley River Road, Bad Bambino is scheduled to open this summer. What Now Charleston reported that owners Joe and Diana Walker are targeting an August debut, and this one deserves a footnote. The Walkers have been steadily reworking that strip center since 2024: Shift Pilates Body Shop in September of that year, Cafe Roca in early 2025, The Corner Store for grab-and-go items last summer, and now an Italian dining room with a curated beer-and-wine bar. A single ownership group has now programmed four adjacent tenancies in one strip, which is a different thing than four unrelated openings.

Two more to mark on the same corridor. The Wedge, the food-truck breakfast-and-lunch sandwich shop known for its chicken cutlet and smash burger, is moving into a brick-and-mortar at 2487 Ashley River Road. And No Bull Burger Bar has relocated to 2544 Savannah Highway, keeping the loaded chips and the Gambler.

Avondale's second act

Avondale has been the walkable heart of West Ashley since its millennial-era revival, anchored by Triangle Char + Bar, Gene's Haufbrau, Highfalutin Coffee Roasters, Home Team BBQ, Taco Spot, Tin Roof, Swig & Swine, The Glass Onion, and Mex 1 Coastal Cantina. What is changing is not the roster of anchors. It is the quality bar of the newcomers backfilling into legacy spaces.

Two examples matter. First, as West Of has covered, Bearcat is being built out inside the former Al Di La space. Beverage director and partner Ray Jenkins grew up in West Ashley and remembers skating from the Sycamore Avenue skate park over to Gene's for fried fish sandwiches. Chef de cuisine John Coleman also lives in the neighborhood. That local sourcing of talent is not incidental. It is the answer to why an ambitious concept is choosing Avondale over the peninsula.

Second, the gold-door bar at 15 Magnolia. The point of that project is not the drinks list. It is the signal that operators now see Avondale as a place worth debuting a design-forward cocktail room, rather than another beer-and-shot bar of the kind the neighborhood already has.

Around them, the existing tenants are quietly reinvesting. Mellow Mushroom's recent renovation pays visual homage to the building's earlier life as a movie theater. Avondale Wine & Cheese has expanded its footprint to host private events. Lava Salon has been reworked inside. Owners are not selling out. They are digging in.

What the churn tells you if you already live here

Set against a baseline, the direction of travel becomes obvious. Look at what has closed or moved out in the last twelve to eighteen months: a national chain (YoBo), a decades-old seafood shack, an O'Charley's on Savannah Highway, Al Di La. Look at what is opening in their footprints: a steakhouse from a multi-concept restaurateur, an Israeli chef-owner concept, an Italian room from a couple who has been quietly programming an entire strip center, an upscale bar from a neighborhood-native beverage team.

The commodity-tier operators are leaving. The owner-operators are arriving. That is a real shift, and it is worth planning around if you already live here.

A few practical takeaways:

  1. Reservations at The Lick are going to tighten. A new upscale room with no meaningful competition inside the corridor will run at capacity on weekends for a while. Book early or take a Tuesday.
  2. The 1301 Ashley River Road strip is worth walking, not just driving past. Cafe Roca, The Corner Store, Shift Pilates, and soon Bad Bambino are effectively one campus now.
  3. Avondale weeknights are the new value. The Wine & Cheese expansion, the 15 Magnolia bar, and Bearcat mean the strip is finally programmed for a slower Tuesday or Wednesday, not only Friday.
  4. The West Ashley Greenway and Bikeway remain the underused asset. The 7.8-mile trail still connects most of the food footprint above. Walk to dinner from Ackerman Park more often than you think you can.
