Median Price Per Square Foot in the Charleston Region

Charleston County is made up of a handful of attractive neighborhoods, each offering something unique to prospective buyers. Considering the average price per square foot of an area is an important first step in understanding a new real estate market.

The above graph compares the average price per square foot of four of Charleston’s most popular zip codes from 2013 to now: 29401 – Downtown Charleston inside the Crosstown, 29403 – Downtown Charleston, outside of the Crosstown, 29407 – West of the Ashley River, inside I526, and 29464 – Mount Pleasant, South of the IOP Connector. 

As the Charleston real estate market continues to recover after the Great Recession, we can understand why there would be a gradual upward trend in prices per square foot across the board. These comparisons also might help a newcomer decide which part of town makes the most sense financially for them, and which might offer them the best investment opportunity.

Many people who move to Charleston envision living in the Historic Downtown district, or 29401. This graph helps put into perspective what the prices in that region look like as compared to those surrounding it. 

While analyzing price per square foot is a great preliminary tool, it’s also important to get a local real estate agent’s perspective on the area to help obtain more specific, subjective data. For example, even though the average price per square foot for a Downtown Charleston home might be $475, a newly updated property with water views might bring its value up quite a bit higher than average.
